h) Residential development and Visitor accommodation is characterised by:
i. low impact buildings of a domestic scale within densely landscaped settings;
ii. building designs that are well articulated and that use design elements to present a
pleasant appearance to public places;
iii. building designs that fit well with the coastal and riverside character of the locality and
feature lightweight timber or cladding materials suited to the climate; and
iv. buildings of a domestic scale;
Comment:
The overall outcome above supports both residential development and visitor accommodation. The
proposed development is for detached housing within the existing dwellings and allotments, which
is a residential use. It is intended to also maintain the visitor accommodation component of the use
in conjunction with the use. The existing building form fits well with the existing riverside and
coastal character of the locality and features lightweight building elements with buildings that have
a domestic scale. The proposed development is entirely consistent with this outcome.
i) Development offering Visitor accommodation and services is low key to avoid changes to the
character as a result of excessive visitor numbers and adverse environmental impacts from
over-use;
Comment:
The proposed development is for detached housing over 19 of the existing allotments and will not
affect the existing development approval for visitor accommodation. The existing and proposed
development on the land will remain low key. The proposed development does not offend this
overall outcome.
j) Residential Uses and Visitor accommodation are well managed so they do not adversely
impact upon land identified as open space;
Comment:
The proposed development is for a residential use and will not affect the use of the land for visitor
accommodation. The proposal simply allows for additional housing choice and flexibility over a
portion of the existing development. The uses on the land are able to be well managed so as not a
adversely impact upon existing open space. The proposed development is entirely consistent with
this overall outcome.
m) A range of nature based recreational experiences utilise the natural assets of the area and its
separateness from the balance of Noosa as a means to enhance the experience of visitors and
residents;
Comment:
The proposed development for detached housing within existing dwellings will not affect the
existing recreational experience or the natural assets and its separateness of the locality. The
development does not offend the overall outcome.
n) Reticulated water supply and sewerage are not provided to the locality as part of any Council
programme;
