PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 28 APRIL 2015
A nil side setback to the adjacent Majestic Theatre is proposed. The theatre is identified by
The Noosa Plan as a heritage site and forms an important element in the streetscape,
reflecting Pomona’s history. Further discussion about the proposed development’s scale and
form with respect to the theatre is discussed in the following sections.
Land Use & Works Provisions
The proposal has been assessed against each of the relevant Noosa Plan codes and
generally complies with the key technical parameters (see Table.1).

The following discussion details the application’s compliance with the applicable Specific
Outcomes of The Noosa Plan.
Streetscape & Character
The Locality code outcomes require new buildings be compatible with the existing
streetscape through the use of Federation and Art Deco building styles. The Heritage
Overlay Code also seeks to ensure new development is sympathetic to the adjacent
Majestic Theatre building.
Proposed tenancy 2 is adjacent to the theatre and the existing service station. The tenancy
has been setback more than 15m from the Factory Street frontage, and includes a large
landscaping area designated in front of the tenancy. The substantive landscaped setback
ensures the development will not take away from the adjacent Majestic Theatre building
when viewed from the Factory Street frontage.
The proposed tenancy incorporates elements characteristic of the surrounding building
styles including weatherboard cladding, colorbond roof sheeting and a 5 degree pitched roof.
Additional façade details including appropriate colours should be provided for assessment
prior to the issue of an Operational Works permit.
The proposed development is reasonably designed and sited to be sympathetic to the
adjacent theatre.
Effects of Use
A number of The Noosa Plan’s codes (including the locality, works and overlay codes) seek
to ensure new uses do not cause significant adverse impacts on neighbouring properties.
The proposal includes a 4.4m high wall to be setback only 0.2m away from the Majestic
Theatre’s guttering and less than 1m away from existing windows along the southern façade.
