It is intended the existing high quality landscaping be retained.

5.6    Traffic
The proposed development is expected to make similar or less traffic generation than the
existing Sales Office, due to only one doctor practicing at a time. Further to this traffic
generation capacity has been assessed for the subject site through the assessment and
approval of the 120 bed aged care facility. It is considered, given the subject site will be
developed for a purpose far higher in intensity in the future, that traffic impact from the
Doctor’s Practice will be negligible on the surrounding road network.
