3. Road safety/traffic:
My children cross the road to the Rural Fire Station where they catch the school bus
at approximately 7:45am. The roadside business is open from 5.30am every day and
my children are faced with the daunting task of manoeuvring traffic going by at
80kms/hr as well as the extra traffic by customers pulling in or crossing lanes into the
Bus Stop Espresso. This has become a very stressful event for them, and | feel the
situation at this location has created a hazard which will only get worse when the
new road at Black Mountain is opened due to more traffic into town. If you need to
verify pick up location for my sons Taj Brumley and Ely Brumley, the Bus Company has
agreed to be contacted on 0429154060 — Mr Rob Cochrane or you can call their
office on 54479870.

4. Incomplete Business Development application/proposal:
One of the requirements for a development application is a detailed report of
potential impacts upon neighbours and the surrounding neighbourhood (Home Based
Business User Guide November 2016). The oversight of a neighbourhood impact
assessment exhibits that this development does not consider important matters such
as its impact on its neighbours and road users. This application has also omitted
crucial information on its submitted plan as it’s address is also the location for an
industrial activity that emits toxins from coffee roasting which is done at a
commercial scale without council approval. This activity also creates a health risk to
my children. Furthermore, the business application also failed to provide an updated
traffic assessment which is the main problem with its location. As a neighbour, | have
experienced first-hand the amount of traffic generated and the possibility of future
problems and liabilities is high if this application is granted.

5. Location:
The business trading address is 201 Mary River Road, not Wurli Court. Mary River
Road is an 80km/hr zone and roadside stalls are not proposed in areas with such
speed limits. This roadside business is also in proximity of other major amenities.
There is not enough separating distance between the roadside business, the waste
transfer station situated across the road as well as the rural fire Station that is also
situated across the road and is the location for the school bus pick up. The
concentration of use is currently extreme in relation to demands on the road. There is
no need for a food and drink outlet on Mary River Road as the same service is
available at several drink and food outlets very close by such as Fox and Hound,
Jamaica Blue, Fika Café, German Bake House as well as the Bus Stop Espresso’s
own other food and drink outlet; “Wild Tree Café” located at 46 Maple Street Cooroy.

6. Character, amenity, and concerns for over development:
The business does not fit within the established character of the area, and it is also
out of context for the location. The site has 2 structures; a moveable bus as well as a
permanent shop that is still in the process of being built. The magnitude of the
