GENERAL COMMITTEE MEETING AGENDA 13 JUNE 2022
Bushfire
The development site is mapped under the Noosa Plan 2020 Bushfire Hazard overlay map as
potential bushfire impact zone. In addition the site is identified on the State Planning Policy Natural
Hazards Risk and Resilience mapping. The application supporting document Bushfire Hazard
Assessment v3 has been carried out in accordance with the State Planning Policy provisions to
ensure the development is compliant with the current planning requirements. The assessment
identifies that no hazardous vegetation will remain on Lots 17, 18, 19 and that patches of vegetation
less than 3ha are less likely to develop into a fully developed fire front. The document details how
the development meets the performance and acceptable outcomes as detailed within the Noosa
Plan 2020. The conditions included ensure the development is constructed in accordance with the
Bushfire Hazard Assessment and requires compliance.
Acoustic
The application was referred to an external acoustic consultant to review potential noise impacts
upon the development. The acoustic engineer was also involved in a recent change application for
the existing Noosa Civic shopping centre to address the noise impacts of the loading dock area on
future residential development on the subject site. The acoustic engineer has provided conditions
to address the impact of noise from the road on the development with requirements applied to the
loading dock and associated plant under the separate change application to the shopping centre
approval. The recommended conditions include the acoustic engineers recommended conditions.
