for an extended hours medical centre an AM peak hour traffic generation of 10.4 vehicles per
hour per 100 m2 GFA and a PM peak hour traffic generation of 8.8 vehicles per hour per 100 m 2
GFA.
The traffic generation rates and directionality of movements adopted for the analysis of the
proposed development impacts are shown in Table 4-1 below.

Based on the above guidelines and assumptions, the estimated traffic generated by the proposed
development is shown in Table 4-2 below.

As shown in Table 4-2 above, the proposed medical centre development is anticipated to
generate a total of approximately 666 two-way trips during the AM and 564 two-way trips in the
PM peak periods.
4.3 TRIP DISTRIBUTION
Consideration has been given to the development location and the surrounding network and it is
expected that the vast majority of trips (90%) are anticipated to travel to and from the site via the
higher order roads north of the development site such as Eenie Creek Road. The remaining
proportion of trips (10%) are anticipated to travel to and from the site via Rene Street, south of the
development site.
Consideration has been given to which access vehicles are likely to use to access and egress the
site. It is expected that a 50% split of vehicles coming from the north via Hofmann Drive will elect
to perform a U-turn at the Hofmann Drive / Rene Street roundabout to enter in the northern
access driveway, while the remaining 50% of trips will elect to turn right at the roundabout onto
Rene Street and enter the site via the southern access. It is also expected that 100% of vehicles
