Fuel loads are variable and any unplanned fire would be of short duration and relatively
low intensity.

The works proposed in Section 3 and 4 are important to confirm effective suppression
actions along the interface with the existing development. Successful management of
Area 4 will further lower any risks associated with this small area.

6. Annual Review
The decision not to proceed with any further development on the subject land provides a
higher risk of an unplanned fire threatening the existing development.

The surrounding lands to the south and east are out of the control of the subject site so the
effective management of the vegetation south of the development is essential.

The risk may be high but infrequent because the local climate will ensure that in most
years the hazard is in a wet, low threat condition.

However, once every 10-15 years there is a likelihood of a high risk fire season
(September to December). As such, an annual, preseason preparedness schedule should
be part of the Centre’s management.

Once all the previously mentioned actions are in place then the annual review would be a
check list of actions and preparedness. (see attached Checklist)
