Development Application
8.1 Maintenance Plans for Stormwater treatment devices
All stormwater quality improvement systems require regular maintenance in order to function adequately. Table 18
details the basic maintenance requirements for each type of stormwater quality improvements systems. A detailed
maintenance schedule will be developed as part of the detailed design of the site.
Table 20: Maintenance Requirements
Control Maintenance Requirement Maintenance Period
Spel® Remove sediment and captured litter 4 months (inspect after
Stormsacks
major storms)
Spel® Puraceptor Replacement of oil separators and coalescer units, removal of 6 Months (inspect after
oil, sediment & gross pollutants (skimmers and vacuum truck) major spill)
Onsite Detention Removal of accumulated sediment, debris 6 Months (inspect after
Basin major storms)
For operational and maintenance guidelines refer to Appendix G and relevant manufacturer’s documentation.
9 LIFECYCLE COSTS
A lifecycle cost analysis is not part of the scope of this report. All the recommended water quality treatment
infrastructure lies within the development site and it shall be maintained and serviced by the owners of the
development at no cost to Council.
10 CONCLUSION
A Site Based Stormwater Management Plan has been prepared with respect to the proposed service station and
retail. The location of the site is shown on Figure 1 and the proposed development site layout is shown in
Appendix A.
• Stormwater Quantity
An assessment of the water quantity has resulted in an onsite detention basin size of 38,400L with
controlled outlet to mitigate the peak discharge and achieve “no worsening” of stormwater conditions
external to the site. The detention storage volume is based on preliminary calculations; the actual
detention storage volume required and outlet arrangement will be determined by appropriate software
as outline in section 5.05.2 of QUDM (2007).
• Stormwater Quality- Construction Phase
An Erosion and Sediment Control Plan aimed at minimising unacceptable impacts during the
construction phase will be developed at the Operational Works stage, in accordance with Noosa Council
Guidelines and Standards.
• Stormwater Quality- Operational Phase
It is proposed to treat runoff from the surface of the site by using Spel® Stormsacks or similar approved
devices. The location of proposed treatment measures is shown in Appendix E.
