4.0 Development Impacts and Recommendations
4.1 Potential Development Impacts
The ecological values within the site are considered to be moderate. Impacts include the unavoidable removal
eight (8) trees none of which are threatened, and no other threatened flora species occur within the
development footprint or the 100m buffer area.

4.2 Mitigation Measures
Standard and specific mitigation measures are recommended to minimise impacts on flora and fauna species
in general:

      • Erosion and sediment control measures are to be installed and maintained in accordance with an
approved erosion and sediment control plan.

      • If external works are required for services, the works should avoid disturbance of native vegetation
wherever possible. Works within the tree protection zones of the retained significant vegetation should
be informed and preferably supervised by a qualified arborist.

      • Chemical spills will be avoided by prohibiting the storage of chemicals within and adjacent to areas of
retained vegetation. If refuelling is required, it will be undertaken outside and away from these areas.

4.3 Environmental offset requirements
As no threatened species will be impacted by the proposed building envelope or within the 100m buffer area,
no environmental offset is required for the take of NC Act listed threatened plants.
