3.2 Early Works

3.2.1 Dilapidation Survey
Prior to commencing work onsite, a full Pre-Construction Dilapidation Report will be completed by a
Dilapidation Surveyor for adjoining buildings. This detailed survey will encompass visual inspection of
structural, architectural, services, conditions of the existing adjacent neighboring properties and
infrastructure, roads, environment, site boundaries, Council, Telstra and NBN assets. Access to the
adjacent building will be coordinated with property owners and tenants, at mutually agreed times. A joint
inspection with representatives of the property owners is noted as preferable. These surveys will be
issued to the respective property owners as a record. It is recommended a post construction survey be
compiled for comparison.
The Main Contractor will also be required to install survey control markers on the adjoining building
parapets, to monitor movement during demolition and foundation works as further protection of adjoining
properties.
3.2.2 Surveys
A qualified surveyor will be used to set out the works to ensure works are completed in the correct
location and within building tolerance. As-built surveys will be completed in accordance with Head
Contract and authority requirements.
3.2.3 Geotechnical
Further geotechnical advice will be sought as required to carry out testing and inspections as required by
Australian Standards and the Civil Works Specifications. Any geotechnical laboratory carrying out testing
for this project will be NATA accredited.

3.2.4 Service Identification, Connections and Diversions
A desktop “dial-before-you-dig” survey will be undertaken followed by an onsite service sweep using
multi- frequency electro-magnetic equipment and dual-frequency ground penetrating radar. All services
will be shown on a drawing and marked on the ground for identification.
3.2.5 Closure and Temporary Diversions
A complete traffic management strategy will be developed to encompass both pedestrian and vehicular
controls in conjunction with Noosa Regional Council.

3.2.7 Power Supply
Existing power distribution on site will be used temporarily until permanent power is established.
A new Pad Mount Transformer (PMT) will be installed on site. Energex approvals are currently being
sought.

3.3 Demolition Works
Demolition within the site will be limited to the removal of.
 Existing Concrete Access Road (Partial)
 Existing Road (To create new Slip / Turning Lane)

3.4 Piling & Retention System
It is probable that the foundations will require a piling solution. At this point of time it is likely that screw
piles will be used for the foundations which will have minimal impact from a vibration and or
environmental perspective. Building platforms will be over excavated and battered to allow for
construction access and piling platforms as required.

3.4.1 Site Clearing

                                                                                                                    7
