The site will need to be stripped of the “Topsoil” and removed. The Site earthworks and drainage will be
completed in accordance with any Operational requirements, guidance or restrictions.

3.4.2 Bulk and Detailed Excavation
Following a detailed assessment of the current preliminary structural design and civil documents, the bulk
excavation of the site will be traditional in the overall approach. There is a reasonable cut to the building
platform with all of the removed material being exported from site be removed.

High level footings will be installed to support the building structure any material removed from footings
will be utilized on site where possible or removed from site.
Detailed excavation works will be concentrated on the high-level pad and strip footings and will
commence once bulk excavation has been completed.

There should be no requirement for any Dewatering, there may be some localized dewatering to remove
water from any footing excavations or the like.

Any localized dewatering planned will be developed in conjunction with an Environmental Management
Plan. Prior to any excavation work, the Main Contractor will be required to produce an Environmental
Management Plan.

Environmental controls that may be implemented include a shaker grate, all weather access,
sediment fences and socks, and temporary detention basin’s for stormwater. A preliminary Erosion
and Sediment Management Plan in accordance with the International Erosion Control Association
(IECA) guidelines for the site will be developed as part of the design stage. The plan is required to
be reviewed and updated as required by the Main Contractor in the construction stage, with
allowance for construction methodology.

The excavation and retention sequence the Main Contractor will likely follow is as follows:-
 Site establishment and detention devices

 Strip Topsoil / Bulk excavation and haul roads
 Benching for Building Pad and Carparks

   Screw Piling

   Retaining walls construction

   Backfill retaining walls.

   Inground Services and Footings

3.5 Structure

3.5.1 Sub-Structure
Screw piles will be installed at the required grid locations using a large excavator to place and
position piles, High level footings comprising large pad footings and strip footings will be excavated,
reinforced and poured concrete via concrete pumping or direct placement from concrete trucks.

The ground slabs will be a series of reinforced concrete slabs again poured via concrete pumps or
directly placed from concrete trucks.

3.5.2 Lift Cores

                                                                                                                8
