Lift cores will be excavated, and a blinding layer installed after Steel Piles have been trimmed to the
correct RL’s. A base footing will then be poured over a waterproof membrane, reinforced concrete lift
pit walls will be formed, reinforced and poured followed by waterproofing of the external face of the lift
pit walls prior to backfilling.

3.5.4 Structural Walls
The bulk of the external and structural walls are a combination of Tilt-Up reinforced concrete wall panels
and traditional masonry blockwork. The Tilt Panels will be cast on site using temporary casting beds and
will be lifted in place by mobile cranes.

Some of the Tilt Panel wall activities are located adjacent to boundaries and have some risk associated
for adjacent neighbors or properties. It will be expected that the Main Contractor develops Safe Work
Methods for these activities taking into consideration the adjacent properties and persons.

3.5.5 Roof

The roof will be a traditional Structural Steel framed roof with metal deck roofing and proprietary
insulation below. As part of the base works for the fit-out a reinforced concrete bunker comprising of
concrete walls, floors and ceilings up to 1000mm thick will be formed, reinforced and poured.
This will be a large and complex structural element requiring specialized methodologies and
construction sequencing.

3.6 Façade
As mentioned above the external walls (Façade) are predominantly a Tilt-Panel Concrete painted wall.
Other infill walls will be using light weight steel framing with compressed fiber cement cladding and
painted.
All external windows will be commercial grade windows with appropriate treatment for energy efficiency
as required as well as any acoustic properties prescribed in the Approvals.

3.7 Services and Finishes
Services and finishes activities will commence once roof framing has been installed. Internal walls will
initially be set out, and the top and bottom tracks installed to allow final coordination of services and to
ensure fire dampers are installed in the correct location. Rough in services works will consist of high-
level mounted ductwork and pipework which are not reliant on the envelope being water-tight. Once
the windows and cladding have been installed to the façade, the finishes and services fit off will
commence.

4. Site Setup and Materials Handling
The site will be contained and secured with a commercial site fence with appropriate bracing and
shade clothe to minimize noise, dust and provide security. The Main Contractor may choose to install
additional fencing requirements to the front façade enabling various construction access requirements
to the site.
