4      Statutory Framework
18.    This section of the Town Planning Report describes the statutory planning framework applicable to the
       proposed development application.

19.    Table 2 below outlines the applicable State Mapping Triggers, which require consideration as part of this
       Town Planning Report. In addition to this, Table 2 details whether the application requires referral to any
       Referral or Advice Agencies as part of the application.

4.1    State Planning Policy
20.    The Planning Scheme commenced after the July 2017 version of the SPP took effect. As such, the State
       Planning Policy is identified as being reflected in the Planning Scheme, with the exception of Coastal
       Hazard Mapping (in part), which reverts to the policy for assessment where applicable. It is noted that
       the site is not mapped by the SPP as being subject to any Coastal Hazards, as such, the State Planning
       Policy is not directly applicable to the development of the site.


4.2    State Assessment Referral Agency
21.    In accordance with Schedule 10 of the Planning Regulation 2017, the development application is not
       required to be referred to SARA.
