PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 9 JULY 2019

                                                                       Policy proposed

The applicant seeks a reduced application fee for a pilates studio proposed within an existing building
at 2 Lanyana Way, Noosa Heads. The applicant submits that the proposed pilates studio would have
no greater impact than Commercial Business, Retail Business & Entertainment & Dining Business Type
1, which are all accepted development for the site and require no development approval from Council.
The fees and charges currently provide for a 25% discount for uses proposed within existing buildings
in recognition of the reduced assessment requirements. It is not considered that a further reduction to
the fee is appropriate as the assessment will still need to consider any potential noise impacts and
whether sufficient on site car parking exists for the proposed pilates studio.

                      Noosaville Dwelling
The applicant has requested a change to an existing development approval to permit 2 units to be
combined into one unit. The assessment required of the proposed change is limited and mostly
administrative and therefore the minimum application fee is appropriate.

The applicant seeks a reduced application fee for 21 x ancillary dwelling units (caretakers residence)
within an approved industrial building. The building has not yet been constructed and is currently
subject to a change application.
The applicant proposes Council apply the Multiple Housing Type 4 Conventional fee, which would
equate to $21,919 based on the sliding scale for multiple housing units, although the applicant has
calculated this as being $16,702.
It is not considered that a reduction of fees is appropriate in this instance as significant consideration
will be required with the assessment given the number of caretakers units proposed is not considered
consistent with the intent for the zone for industrial uses and the definition for caretakers residences.
