                                                                        $5428
                                                                        Realign:
                                                                        $2569
                                                                        Total: $38,228
The applicant seeks a reduced application fee for 640m² of retail uses, 2 x Multiple Housing Units &
a 3 Lot Boundary Realignment. The site is zoned Attached Housing and in this zone the proposed
commercial uses are inconsistent, impact assessable, therefore attracting a 3 multiplier.
The applicant submits that the site has been identified with the recent Planning Scheme Policy for
contributions in lieu of on-site car parking to be considered like a “Business Centre Zone”. The pre-
lodgement meeting also indicated there were some grounds for commercial use of the site. For these
reasons the applicant requests that the inconsistent multiplier not be applied and the impact fee of
$10,077 be charged for the retail component.
It is considered that a fee multiplier of 2 be applied instead of 3 being more appropriate in this instance
as the assessment will require a report to Council for consideration, significant assessment due to
the site’s residential zoning and current access arrangements. Council will also need to engage a
traffic engineer to assist with the assessment. The proposal plans have also not satisfactorily
resolved the design issues identified in the pre-lodgement meeting.

Application No Applicant Application Details Fees & Charges Fee
                                                                        Policy proposed

OPW18/0304 95 Hollett Road Operational Works – $1955 $977.50
                    Noosaville Earthworks.

This operational works application requires minor assessment and supervision and the proposed
50% reduced fee is considered reasonable.
The proposed earthworks will be confined to the property and associated with the building application
for a house.

                       Cootharaba
Flood search fee waivered by Director of Environment & Sustainable Development due to an application
for a relocatable secondary dwelling lodged which did not address the risk of the site’s flood hazard.
