The applicant seeks a reduced application fee for 380m² of retail uses, 4 x Multiple Housing Units &
317 m² of office space. The site is zoned Community Services and in this zone the proposed uses are
inconsistent, impact assessable, therefore attracting a 3 multiplier.
It is considered that the fee multiplier not be applied in this instance as the site was zoned Community
Services and not Business Centre at the request of Energex to reflect their existing depot. However,
the site has since sold and is located in a strip of land along Diamond Street which is otherwise zoned
Business Centre.
For these reasons it is proposed that the inconsistent multiplier not be applied and the base impact fee
of $25,529 be charged.
