• PO18 – the drainage from the existing and proposed parking areas is via a gravity drainage
system; and
• PO19 – the proposed design of site and layout including the parking areas provide for a
substantial amount of soft landscaping.
The proposed development is consistent with the overall outcomes and performance outcomes
under the Driveway and Parking Code. Further, meets the purpose of the Code in terms of
ensuring the driveways and parking:
a) are adequate to serve the access and parking needs of development with a number of
alternative transport strategies to be implemented; and
b) have been designed to protect the safety of pedestrians and cyclists.
The proposed development is consistent with the Driveways and Parking Code. If there is any
non-compliance, the development could be conditioned to comply with the assessment
benchmarks.
Sustainable Building Design Code
The architect for the project Marchese Partners has provided a Sustainable Design Report (SDR)
provided as Attachment 4. The SDR provides advice about the key design outcomes, some of
which include:
• Site Planning – issues including:
o building orientation;
o provision of large communal open space areas;
o placement of buildings and efficient servicing of rooms and facilities expected with
a high quality full service “Boutique Hotel” development;
• Architecture – including:
o the nature and type of the built form having regard to the site characteristics and
providing for a sustainable design;
o hotel rooms designed for efficient use of space;
o predominant orientation of buildings to the north/south;
o provision of large outdoor living areas and deep balconies to all hotel rooms
providing protection from significant sun entry;
o shaded glass doors and windows allowing indirect natural light penetration with
protection from weather;
o restriction on east and west facing windows and glass doors;
o generous sun-shading to all windows to habitable spaces;
o minimisation of external walls exposed to sun to avoid thermal mass heat radiation;
o provision of insulated rooves;
o a design to maximise thermal ventilation wherever possible;
o provision of space for secure bicycle parking;
o use of self-cleaning finishes to the building exterior, minimising maintenance; and
o large outdoor living areas designed to encourage maximum resident engagement
with the natural environment, etc;
• Materials – including the use of sustainable building products throughout the
development (refer SDR - Attachment 4);
