• Building services – including:
o minimising ozone depleting substances;
o use of interlocking doors to reduce the use of air-conditioning;
o provision of sun shading;
o use of energy efficient lighting etc;
• hydraulics – including:
o limiting water usage by use of AAA efficiency rated water fittings and fixtures;
o collection and storage of rainwater allowing for 135,000 litres for on-site reuse;
o limited use of PVC plumbing pipe;
o provision of energy efficient water pumps;
o use of infiltration drainage (e.g. swales and permeable surfaces where possible);
o filling of the lagoon pool using tank water collected onsite, etc;
• landscaping – including:
o the landscape design generally has adopted principles of sustainability and
reflecting the overall development philosophy of sustainable design;
o use of low maintenance native plant species, being predominantly indigenous and
endemic species;
o use of drip irrigation systems;
o the landscape design adopting the principles behind “crime prevention through
environmental design” (CPTED);
o use of organic fertiliser;
o landscaping arranged for maximising available views to immediate gardens areas
and larger open space beyond, etc;
• construction – including:
o implementation of a pollution control program and dust management;
o waste management program;
o use of environmentally friendly cleaning agents;
o avoidance of use of toxic materials or materials with toxic by-products during
manufacture;
o implementation of a “green” site office policy;
o impervious areas to be balanced with porous treatment;
o top soil to be stock piled and reused where possible;
o use of organic pest control methods to be used wherever possible, etc;
• Refuse Management – including:
o on site construction management program to maximise the opportunities for
separation of waste and to minimise environmental damage; and
o development and implementation of an approved Waste Management Plan for
operation and construction.
Key sustainable design measures include any overflow stormwater drainage not captured will
discharge to the existing onsite lake system for irrigation of the golf course. Provision is made for
a 135kl rainwater storage tank to be used for filling the lagoon pool as result of evaporation from
the hotel pool system. The rainwater output will have filtration for solids and the pool filtration
will sanitise the rainwater to be suitable for pool top up. This is a significant saving on potable
water usage and an efficient use of rainwater re-use.
