                 photomontage demonstrates the proposed development will have minimal impact when
                 viewed from Lake Weyba.

         The photographs taken and the photomontages prepared demonstrate that the proposed
         development will not have a significant impact upon the visual, landscape and scenic amenity of
         the vegetated backdrop to Lake Weyba and Wyeba Creek more generally, when having regard to
         VPO4.

         While the development is visible from Resort Drive, the proposed development will appear as two
         storeys from this location (refer to the western and northern elevations in Attachment 1).

         While the proposed development will be visible when viewed from the north, the third level of
         units of the “Parkridge Noosa” development are more elevated as shown in Figure 3 above, with
         the proposed development being no higher than the surrounding tree line and generally
         presenting as two storeys to Resort Drive (refer Figures 10 & 11).

         Given the advice provided by the visual amenity expert and the nature of the design being
         comprised of separate and compartmentalised building blocks that step up the slope, which do
         not protrude above the tree line or into the skyline, the proposed development will not have an
         unacceptable visual, landscape or scenic amenity impact.

         The proposed development will not have an unacceptable impact when viewed from public spaces
         including from Lake Weyba, Weyba Creek, from within the residential areas of Noosa Springs, the
         road reserve or when viewed from the “Parkridge Noosa” development.
