         Noise Impacts

         The applicant has also engaged Acoustics & Air Quality Consulting Engineers (ASK) to provide a
         Noise Impact Assessment (NIA) for the proposed development (refer Appendix H). The
         consultant has undertaken noise modelling and considered the use of the tennis courts and
         lagoon pool. Further, has undertaken an onsite vehicle assessment and considered road traffic
         noise and mechanical plant noise. This assessment also includes the impact upon the closest
         sensitive receivers as shown in the Figure 12, below.

         Having regard to the NIA, the noise expert has provided the following advice and
         recommendations:
             • the tennis court activities are considered compliant at residential sensitive receivers R1, R2
               and R3 during the day and evening (i.e. 7am to 10pm);
             • the pool activities are predicted to comply at residential sensitive receivers R1, R2 and R3
               during the day and evening (i.e. 7am to 10pm);
             • the carparking activities are predicted to comply at residential sensitive receivers R1, R2
               and R3 during the day, evening, and night;
             • the deliveries and waste collection activities are expected to occur at the existing
               clubhouse and hence have no significant noise impact. The deliveries and waste collection
               activities are suggested to be limited to daytime hours 7am to 6pm;
             • the road traffic noise for the site is L10,18hr of 39 dBA, under the requirements for MP4.4
               assessment and no upgrades are required; and
