Location context



2.1 Regional   The development is within the ‘Village Mixed Use’ (VMU) precinct of the Noosa Business
context        Centre (NBC) in the suburb of Noosaville, and is 7km west of the Hastings Street tourism
               precinct at Noosa Heads, 30km north of Maroochydore and 130km north of Brisbane
               CBD (refer Figure 1). The site is within the local government area of Noosa Shire.
               Noosa Shire is a collection of suburbs and townships extending along the eastern
               beaches and the Noosa River into the regional hinterland. The Shire encompasses
               beaches, coastline, waterways, the Noosa Everglades, national parks, state forests and
               bushland.

               Urban development within Noosa Shire is concentrated in the coastal communities and
               eastern beaches. The main residential areas are along the southern banks of the Noosa
               River in the townships of Noosa Heads, Noosaville and Tewantin, and in coastal suburbs
               at Sunshine Beach, Castaways Beach, Marcus Beach and Peregian Beach. The Shire also
               incorporates small inland towns such as Cooroy, Pomona, and Cooroibah.
               Regional access is provided between the coastal communities along David Low Way
               which extends from Noosa Heads south to Sunshine Coast Airport. Walter Hay Drive and
               Emu Mountain Road provide access from Noosaville southwards to Coolum, beyond
               which the Sunshine Motorway extends to Maroochydore. Eumundi Noosa Road provides
               access west to Eumundi where it joins the Bruce Highway, a major inland route
               connecting Brisbane to Gympie and northern Queensland.

               Noosa forms part of the wider Sunshine Coast region which extends southwards to
               Caloundra and includes coastal areas within the Sunshine Coast Regional Council local
               government area.
