leddy sergiacomi & associates pty. Itd. LSA Ref: 45-021 significance of ‘No concern at present’. Based on the outcomes of the vegetation survey conducted on site, vegetation occurring along the watercourse encroaching onto the southern portion of the property is considered to be generally consistent with the description provided for RE12.3.2 as shown by the RE mapping prepared by the EPA, however substantial weed invasion was evident within this vegetation (refer Plate 5). PHOTO PLATE 5: Remnant vegetation on adjacent property to the south. It is evident that due to the broad hectare nature of the regional scale mapping, the alignment of the RE polygon is marginally extended onto the boundary of subject site. Nevertheless, given the relatively cleared nature of the area of the site adjoining the vegetation of the adjacent property YW and the absence of vegetation from this area, it is considered that the site is not subject to assessment against the NRM’s Concurrence Agency Policy for Material Change of Use (27" June 2005) and Concurrence Agency Policy for Reconfiguring a Lot (27 June 2005) under the Vegetation Management Act 1999 and pursuant to schedule 2 of the /ntegrated Planning Regulation 1998. It is duly noted that the proposal involves a material change of use and reconfiguration of a lot on land that adjoins remnant vegetation, however the RE mapped by the Environmental Protection Agency and confirmed during site investigations clearly does not extend to within the subject land. It is also noted that no clearing is to occur on the site within the vicinity of the RE located on the adjoining property as this area is to be included in parkland to be dedicated to the Crown. To this end, no clearing of remnant vegetation is to occur as part of this development proposal. 14 November 2005 Department of State Development, Trade and Innovation Page: 14 Planning Report
