Report on Review of Bushfire Situation at Noosa Q.I.C.
Civic

These conditions included an annual bushfire risk assessment. This condition was based
on the belief that areas to the south of the Noosa Civic Shopping Centre would be
developed as the regional demand increased.

The development to date and the boundary of the land owned by QIC are on Aerial
Photograph No. 2.

The construction of Walter Hay Drive has provided a strong separation from the National
Park to the east (except for Area 2 on Plan 32310.10).

There is a considerable area of vegetation to the south down to Eenie Creek. This
includes Area 4 on Plan 32310.10 and also retained open space which is not in QIC
ownership.

2.3 QIC intentions for their Site
It is not proposed to expand the existing development footprint in the immediate future. As
such, the extent of vegetation is likely to remain as shown on Aerial Photograph No. 2.
This provides a different set of bushfire considerations than those assessed for the original
approval.

3. Mitigating Requirements to Provide a Safe Environment
3.1 Existing Compliance
An annual assessment of the Bushfire Hazards and Risks was conducted from 2005 to
2011. (see Appendix 2)

These assessments largely focussed on the development of fuel loads over time and the
need for access, vegetation management and hazard reduction burning.

There were suggestions for the clearing of E1 and E6 as per Noosa Shire Business Centre
Masterplan (northern section of Area 4 on Plan 32310.10) as these were proposed future
development nodes.
